5 Warning Signs You Need a New Roof

One of the most important home maintenance tasks is maintaining your roof and replacing it when needed. If you are not sure if your roof needs to be replaced, your expert roofer, Coleman Roofing, shares the signs you should look out for:

1. You’ve Had Your Roof for More Than 30 Years – Asphalt shingle roofs typically last 30 years, give or take a few years. If you’re not sure how old your roof is, which is often the case with homeowners who aren’t the first to own it, having your roof professionally inspected is a good place to start.
2. Your Shingles Are Curling – We recommend taking time to inspect your roof, which can be done on the ground with a good pair of binoculars, and look out for signs of aging. One of the signs you should keep an eye out for is curling shingles, which can either be cupping (curling from the edges) or clawing (forming a bubble at the center). Both indicate the outer layer coming loose from the backing material meaning they won’t be effective for long.
3. Granules in the Gutters – Asphalt shingles have a protective outer layer covered with granules, and it’s common for these granules to come loose, which you will find in the gutters or in the runoff. A few loose granules is not a problem, but if it looks like someone dumped a coffee maker’s worth of coffee grounds in the gutters, it means that the granules—perhaps even the asphalt layer itself—is coming loose. You need to have it replaced by a roofing professional.
4. Loose or Missing Shingles – The backing material on asphalt shingles degrade over time and eventually come loose. If you notice a number of asphalt shingles that look knocked out of place or have already disappeared, then it might be time to have them replaced.
5. Water Stains on the Ceiling – Water stains are indicative of the later stages of a leaky roof. Given that leaks rarely flow straight down, it can be difficult to determine if the roof will need to be repaired or replaced. In either case, have your roof professionally inspected; you will receive recommendations on how to proceed.
